Wales also has its own property tax: Land Transaction Tax. Like Scotland, the rates and bands differ from England.
For a standard residential purchase in Wales, the rates are 0% up to £180,000 (raised from £225,000 in 2025), 3.5% from £180,001 to £250,000, 5% from £250,001 to £400,000, 7.5% from £400,001 to £750,000, 10% from £750,001 to £1.5 million, and 12% above that.
On a £250,000 Welsh property, your LTT is 0% on the first £180,000 and 3.5% on the next £70,000, which equals £2,450. In England, the same purchase costs £2,500. Very similar.
Wales also has a higher rate for additional properties. The surcharge is 4% on top of the standard rates. On a £200,000 BTL in Wales, your LTT plus surcharge is approximately £5,150. Compare £11,500 in England. That is a significant saving for Welsh BTL investors.
If you invest across borders, keep a spreadsheet. Each country has different bands, different rates, and different surcharges. Do not assume your English SDLT calculator works for Welsh LTT.
