The key difference between residential and commercial sourcing is the information landscape. Residential deals are everywhere on Rightmove and Zoopla. Commercial deals require more effort to uncover, but that effort is rewarded with less competition and better value.

The motivated seller opportunity

A generational shift is underway in UK commercial property. Baby Boomers who built commercial portfolios over decades are now reaching retirement age and looking to exit. This creates a window of opportunity where motivated sellers are more common than the market realises.

The signs of a motivated seller include properties that have been on the market for extended periods, price reductions, relistings with different agents, and properties held by older owners or estates. These are the same signals that drive residential sourcing, but in commercial the seller pool is smaller and more concentrated.

The criteria are different from residential. You are not looking for good kerb appeal or a modern kitchen. You are looking for:
